Based on the analysis on the characteristics of human settlement of urban villages in Wuhan,the paper examines the special urban social functions of urban villages during their self-evolution process.The totally market-led mode of urban village renovation has neglected existing positive social effects and failed to provide fair development opportunities for disadvantaged groups,and it will hinder the construction of a diversified and vigorous urban socio-ecological environment.In view of the situation,the paper suggests that in order to meet the urban socio-spatial demands during the specific period of social transition,measures should be adopted to re-examine and adjust the strategies and planning techniques concerning market-led urban village renovation with the improvement of sustainable human settlement as the goal.

ABSTRACT: China began to introduce market principles and establish price mechanism to better manage land and improve land use efficiency in the late 1980s. Since then, land markets begin to emerge. A benchmark land price system, providing guidelines for land use rights selling and transferring, was established in order to overcome lack of market data and experiences in land transaction. The benchmark prices of land use rights are determined by land use, land use density (floor-land ratio), land grades, land improvement, and tenant resettlement costs. This paper first conducts a formal analysis based on modern urban economic theory. The formal model provides a theoretical foundation in which the benchmark land price system is assessed and evaluated in terms of land use and urban development. The paper then concludes that the benchmark price system has two theoretical problems. One is associated with the fact that floor-land ratio plays an important role in land price determination whereas the theory suggests the other way around. That is, floor-land ratio depends on land prices. The other problem is that the benchmark land price system does not provide adequate room for the substitution between land and capital inputs. The substitution is a key in achieving land use efficiency in land markets and urban development process. It is concluded that the practice of the benchmark land price system is at odd with reforms that aim to introduce market principles and mechanism to guide resource uses. Therefore, it is recommended that further land policy reform should be taken.

By restudying some ideas existing in the current urbanization research field in China, this article truly puts forward the inquisitive opinion with respect to the urbanization progress, urban scale, spatial transfer of urbanization and suburbanization in China, etc. It indicates that the urbanization shall abide by the economic laws, but government should bring the appropriate adjustment and control into play as well; the urbanization shall not be limited to the west ern pattern and simple phenomenal analysis, but to pursue the virtually healthy, orderly and sustainable development of cities is the man aim for urbanization. The main views of this article are as follows: 1 ) As far as Chinese urbanization is concerned, it is in a different age compared with the west, and it has one special domestic background, so its speed and mode are different from the west and the speed can’ t be too fast. 2) External extending economic evelopment will still last for a Period. And the urbanization development has big spatial requirements. Therefore, intensive development mode of space should be explored. 3) The suburbanization in China has special forming mechanism and relevant social problems, which should be treated seriously.

After more than 450 years' development, Macao has evolved into a world heritage city and world tourism and leisure city from a traditional Chinese fishing village. Its urban spatial morphology has gone through six stages. Based on the analysis of the historic events in Macao at different stages, this paper elaborates the process, characteristics, and influencing factors of the urban spatial morphology evolution.

China launched the policy of linking the increase in urban development land with the decrease in rural development land① in 2003. The paper focuses on two typical paths for implementation of the policy, i.e., exchanging homestead for urban housing, and "double exchanges." Based on a study on urbanization development, the paper analyzes the institutional innovation in the case of exchanging homestead for house in Huaming Town, as well as the jeopardization of "double exchanges," before summarizing the applicability of the "urban-rural land linking" policy. At the end, the paper emphasizes that in order to address the problems emerging during various kinds of urbanization, the linking policy should be carried out in accordance with local conditions and circumstances.

The paper summarizes the studies on urban village (chengzhongcun) in domestic and abroad from four perspectives including the concepts and definitions,the formation mechanism,the value orientations,and the renovation and reform strategies.Based on the summary,the paper states that a neutralized value orientation should be the logical starting point of analysis on urban village;the formation of urban village should be interpreted within the framework of "institution-action;" and the strategy of community management of urban village should be made from the angle of constructing city low-grade community and the restrictions of current institutions and various practical conditions.
