For the inefficiency and inaccuracy of appraisal method of traditional estate appraisal theory, the real estate appraisal system based on GIS and BP neural network was established. The structure of the system was designed which includes appraisal model, trade case, GIS database and query analysis module. With the help of the L-M algorithm in MATLAB software, BP neural network was improved and the trade cases were trained, then the BP neural network which has already been trained was tested. At the same time, the BP neural and GIS were put together to construct the hedonic price estimate model. The C# and ArcGIS9.3 were used to achieve the system in VS2008. City basic geographic data and real estate related information were used as the basic data in practice. The results show that the functions of querying, adding and editing the spatial data and attribute data are achieved and also the efficiency and accuracy of real estate are improved, so that the new method of real estate is provided by the system.

As rapid economic growth in China has led to significant appreciation of urban real estate market values,this study examines China s influence on Asian-Pacific real estate markets by focusing on their respective market integration with the US,Japan and China during the period January 2005 to December 2017.Market integration is examined by unconditional and time-varying conditional correlations,nonlinear Granger causality and dynamic connectedness effects.Overall,although the US and Japanese real estate markets have significantly influenced return and volatility in the regional markets,China has emerged as another major regional real estate volatility leader with rising influence over volatility integration,especially during the 2007-2011 crisis period.Financial crises have strengthened China s volatility connectedness effects and market integration with other Asian-Pacific real estate markets.Our results imply that the benefits of regional portfolio diversification may be declining as volatility integration across the Chinese and Asian-Pacific real estate markets becomes stronger.Therefore,diversified global investors should pay greater attention to these real estate markets.

The booming real estate sector in China demands for more planners with real estate knowledge and skills, but real estate training has been marginalized in the existing physical-dominated planning education system. After reviewing the related international experiences, this paper examines the necessities and benef its of integrating real estate into China's planning education. It also explains the paradox embedded in the existing planning education system and considers how to restructure the planning education paradigm, so that it will provide better real estate training. The objectives here are to strengthen the curriculum, diversify students' and faculty backgrounds, seek effective ways to interact with the real estate industry, and differentiate the planning programs. The integration of real estate into planning education can cultivate more interdisciplinary professionals and should be a concern for more planning educators.

Compliance to local energy efficiency strategies can significantly reduce energy consumption in buildings and promote sustainability. However, Nigeria Building Energy Efficiency Code (BEEC) seems to be just paper work without enforcement or compliance. Assessment of Compliance to Green Building Energy Efficiency Strategies in the Development of Housing estates in FCC, Abuja Nigeria was carried out. The compliance of estate buildings to BEEC in the study area was assessed;and the aspects of the building energy efficiency strategies with more compliance were determined. Data were mainly from primary sources such as questionnaire survey, interview with key informants and observation. The study population included all estate developers and building construction professionals. Data were gathered from one hundred and fifty (150) building professionals through questionnaire administration. Data collected were analysed using Z score and ANOVA and presented in tables. Results show that only 18% of respondents agreed that building complied with BEEC, and the Z score for positive affirmation is below average score. There is a significant difference in the integration of different energy efficient management strategies in the estates’ construction at 95% confidence level. The integration of measures such as window to wall ratio and window shading’ were significantly higher than other BEEC strategies such as roof insulation and minimal air condition unit (≤EER/COP of 2.8). Thus, the development of estates in FCC Abuja did not achieve energy efficiency.

In the last twenty years, China has experienced a rapid development in the real estate industry. The continuous rising house price causes many social and economic problems and draws a lot of attentions from academia, business world and government. Many researchers shed light on this problem from different angles, but till today, it hasn’t been fully resolved. In this paper, we try to examine the real estate bubble from a virtual economic perspective. We think that the virtual feature of real estate alters its economic role from a purely living and working place to a financing instrument. We use the newest monthly data of China real estate market from 2006 to 2018 and estimate the relationship between the housing bubble and real estate industry virtualization. We identify a significant positive association between house price index and the purchase price of land in real estate investment. This result suggests that virtual feature of real estate has deepen the bubble problem in the industry and its virtualization degree appears to be closely related to the virtual feature of land and its price proportion to real estate investment.

The Effect of the Challawa Industrial estate on the Physicochemical Properties and Heavy Metal Levels of Portable Water Supply in Kano Metropolis, Nigeria

It has been observed that the portable water quality obtained from various locations in Kano Metropolis has shown greater variations in the recent past. Attempts have been made to ascertain the reasons for the variations even though the supplies were from only two treatments plants that obtain their raw water from the same source. A total of 92 water samples comprising of raw (from plants) and treated (from the plants and taps) were collected during rainy and dry seasons between April 2010 and May, 2012 and analyzed using standard analytical techniques. The results of analysis gave the physiochemical properties with range as follows: pH (0.06 ± 6.7 - 6.04 ± 0.02) conductivity (7.23 ±0.04 - 13.33 ± 0.22 S/Cm), turbidity (5.00 ± 0.01 - 449.22 ±1.32 NTU), suspended solids (107.33±3.45 - 712.11 ±5.33 mg/dm3), total dissolved solids (18.50 ± 0.85 -186 .78 ± 2.48 mg/dm3 ), alkalinity (12.53± 0.32 - 80.75 ± 1.23 mg/dm3) and hardness (29.50 ± 1.22 - 58.67 ± 2.34 mg/dm3). The pH values were generally acidic while the turbidity and total solid especially in some locations were higher than the permissible levels set by the World Health Organization for portable water. The concentration of heavy metals (mg/dm3) were found in the following ranges Fe (0.10 ± 0.04 - 0.30 ± 0.02), Cu (0.01 ± 0.001 - 0.03 ± 0.002), Zn (0.13 ± 0.06 - 0.39 ±0.02), Pb (0.03 ± 0.01 - 0.17 ± 0.02), Mn (0.03 ± 0.004 - 0.13 ± 0.003), Cr (0.10 ± 0.04 - 0.31 ± 0.03). The highest values of Fe, Cu and Mn were recorded along the older distribution channel of Challawa. The levels of Pb and Cr were generally high in both routes which are also observed in the raw water used at the two treatments plants. The results obtained from heavy metal concentrations fell within the maximum allowable limit set by the World Health Organization for portable water except in the cases of Pb and Cr. The high Fe, Mn, Cu levels as obtained in the Challawa route were attributed to leaching from rusting in the old galvanized metal pipe-work in the distribution channel. The levels o

The research value and market potentials of "big data" in real estate industry are well acknowledged with the development of technologies. But research in this area is far away from systematic and thorough context. Aiming at this issue, we systematically examined the research outcomes related to real estate big data. It gives a comment to current research status and proposes the future directions in this area from the four aspects, i.e. the hierarchical structuring of real estate "Big Data", integrated implementation, exchange and pricing systems, and the market operation system, in order to assist the researchers for their future works.
