One of the main reasons for the decline of urban historic areas in China is the coexistence of multiple property *** also deeply affects conservation and regeneration *** paper aims to propose a graphical method that illustrates the association between property rights,space,and resident *** on typological maps and justified graphs,a three-step method was proposed to visualize the relationships between these three *** final graph and quantitative data were used to observe the evolution of the courtyard building from a diachronic perspective,as well as to compare the residential behavior in different types from a synchronic *** results show that following the subdivision of property rights,the building layout become more diverse due to various illegal additions,while the residential behavior within different building types tends to be ***,the study observed the traditional Chinese courtyard buildings’*** findings contribute to understand the evolution of Chinese urban historic areas and internal motivation,and provide guidance for the conservation and regeneration practice.

In China, farmland property rights characterized by the household-responsibility system (HRS) have been improved since the reform and opening-up. The rights of use, transfer and gain become more stable, authorized and complete. This paper firstly analyzes the impact on farmland productivity, which comes from the improvement of farmland property rights. Then, an economet- ric model is built to test the above analysis. It concludes that changes of property rights will affect farmland performance in China. In the end, some policy implications are explored for fur- ther reforms.

China’s banking industry experienced rapid growth during the free access era from 1911 to 1927. However, the reasons private banks were so successful then remain unclear, particularly when property rights were not well protected due to government intervention. Using archived Young Brother Bank documents, we describe the bank’s development from its founding as a family firm through its reinvention from a partnership into a corporation. We focus on organizational form choice and bank performance in this case study. We find that bankers in early modern China gain political connections by placing influential nonfamily members (often, acquisitive local warlords) on boards of directors because this protects them from the depredations of those warlords. This is a precondition for operating family businesses in unstable political circumstances.

Investments in rural land for agriculture, timber, and other natural resource purposes occur frequently and globally. Fundamental principles of liberty and property found in the United States of America’s (“US”) legal system, from its origins to recent US Supreme Court decisions, continue to positively benefit holders of real estate in the Southern US, through a deep-rooted public policy of supporting private property rights and rural economic development. This stable rule of law enhances the long-term adaptability and sustainability of timberland as an asset class. This article is a commentary. It combines legal research methodology with the observations and conclusions of the authors. Its purpose is to demonstrate that the existence of alienable, documentable ownership, and related property rights create inherent stability and security. These principles form the basis of a culture that is defined by the rule of law and is “open for business.” This business mindset is particularly prevalent in the Southern US.

Governments＇ protection and support are very important for rural enterprises during their birth and development. But, in fact, governments own the rights to control the operation of rural enterprises to a large extent. Govemments encourage and lead the reform of property rights of rural enterprises. Why governments are willing to give up vested interests, and actively promote the reform of property rights of rural enterprises？ This seems to be the key to explain the reform of property rights of rural enterprises. This paper puts forward the hypothesis, uses mathematical models and statistical analyses, and adopts relevant data to verify the needs of governments for fiscal targets, and the rationality of their behavior actively encourages and promotes reconstruction during the reform for maximizing their interests.

Since 1999, shutdown policy has been one of the most important industrial policies in China ＇S coal mining industry. There have been many controversies surrounding this policy and its effect on coal mine safety. This paper summarizes, analyzes and tests two contradicting views of the effects of shutdown policy on the mortality rate of township-and-village-owned coal mines. One view, or the regulative view, believes that shutdown policy induces firms to increase safety input, thus decreasing mortality. The opposing view, or the property rights view, argues that shutdown policy disturbs property rights stability and actually increases mortality. We built a simple theoretical model to analyze these contrasting rationales. The model uses the difference-in-difference method and provincial panel data from 1995 to 2005 to empirically test the policy＇s effects. Our findings are that shutdown policy significantly decreases output while also increasing mortality in township-and-village coal mines. This result is consistent with the property rights view.

The Impact of Accounting Information Quality on Corporate Labor Investment Efficiency:Evidence from China

As an important part of the enterprise information system,accounting information plays a significant role in enterprise management decision-making,This study investigates the impact of accounting information quality on corporate labor investment *** a sample of Chinese listed firms,we show that higher accounting information quality is associated with higher labor investment efficiency(i.e.,a lower deviation of labor investment from the expected employment level justified by economic fundamentals).Firms with higher accounting information quality reduce underinvestment and overinvestment in labor by alleviating financial constraints and agency ***-sectional tests indicate that this effect is more pronounced among non-state-owned enterprises and firms with higher labor adjustment *** robustness test shows that our results are robust to alternative proxies,endogeneity concerns,and controls for non-labor *** study sheds light on how enterprise information systems influence management decision-making practices from the perspective of accounting information quality.

According to the property rights model of cognitive radio,primary users who own the spectral resource have the right to lease or trade part of it to secondary users in exchange for appropriate *** this paper,an implementation of this framework is investigated,where a primary link can lease the owned spectrum to secondary nodes in exchange for cooperation （relaying）.A novel pricing model is proposed that enables the trading between spectrum and *** on the demand of secondary nodes,the primary link attempts to maximize its quality of service （QoS） by setting the price of *** the price asked by primary link,the secondary nodes aim to obtain most profits by deciding the amount of spectrum to buy and then pay for it by cooperative *** investigated model is conveniently cast in the framework of seller/buyer （Stackelberg） *** and numerical results show that our pricing model is effective and practical for spectrum leasing based on trading spectral resource for cooperation.

Evolution of Transitional Institutions for Urban Land Redevelopment in China——Case in Guangzhou

Building effective institutions for markets is a great challenge to China's transitional economy. China's experience in establishing urban land markets is characterized by trial and error and the gradual evolution of transitional institutions. Based on archive data and interviews in a neighborhood(Jinhuajie) of Guangzhou,this research reveals that China's land redevelopment in the past two decades has followed an approach of partial and gradual reform,which was structured by the gradual evolution of transitional institutions to speed up local land redevelopment within the existing property rights system. Transitional institutions,including highly compensated residents' land use rights,in-kind land lease payment,flexible control on development rights of developers and short-term actual ownership of work units,are generated by the local government sequentially to dispel existing land use rights of different land users and make further development be able to follow market mechanisms.

Residents' Attitude to Pay for Urban River Restoration:Empirical Evidence from Cities in Yangtze Delta

Public willingness to pay （WTP） for urban rivers res- toration was investigated in Shanghai, Nanjing and Hangzhou in China with a sample of 1,285. The factors influencing positive WTP against zero WTP are analyzed using a binary logit model. The results indicate that income, Huff （residential registration） status, household size, home property ownership, riverfront access, and attitudes toward current water quality arc statistically signifi- cant in the likelihood of positive WTR It is also found that respon- dents without local Huff are less willingness to pay positively in pooled sample and Shanghai sample. In the group holding property right of house but without local Huff is less willingness to pay positively in Hangzhou. Respondents in Nanjing are more will- ingness to pay positively than those in Hangzhou. Most common arguments against to pay for the restoration are ＂government＇s duty＂, ＂low income＂, ＂non-local-Huji＂ and ＂lack of trust in the government in how it spends money＂. The results are generally consistent with the hypothesis and specific situations in China. The findings make some contributions to the non-market valua- tion studies as well as provide useful information for public policy making in China.
