SPATIAL DIFFERENTIATION OF land transfer——Case Study of Shanghai, Nanjing and Taizhou in Changjiang River Delta

The policy of land transfer has greatly influenced the macro economy of China with the commencement of another innovation of land use system. Therefore, it is urgent to put forward some rational and feasible suggestions for local government to manage the market of land transfer. Moreover, it is important in the field of study on agricultural land use change to analyze the spatial differentiation and structural specification of land transfer, which are caused by rural households＇ behavior. This paper selected I l factors covering four aspects of rural households＇ family structure, family location, family income structure and the natural quality of land resources, all of which influence the behavior differentiation of rural households, to establish the index model indicating spatial differentiation of land transfer. Results show that the spatial differentiation of land transfer can be divided into four degrees and three categories through analyzing rural households＇ questionnaires from Shanghai, Nanjing and Taizhou in the Changjiang （Yangtze） River Delta. Since up to 80% of rural households belong to middle degrees, it can be concluded that the rural land market develops evenly in the study areas. And it is also indicated that the natural quality of land resources and the maximum income of rural land are most important factors influencing the spatial differentiation of land transaction. Considering different factors, the countermeasures can be carried out to enhance the spatial differentiation of land transfer so as to promote economic development and social security of rural China. All in all, both micro- factors and macro-factors influencing rural households＇ behavior of rural land transfer should be taken into account in order to make spatial differentiation and structural specification of rural land transfer notable.

Farmers Are Growing Further and Further from the land:land transfer and the Practice of Three Rights Separation in China

Over the forty years since reform and opening up,China’s rural land system has undergone a drastic transition from the Two Rights Separation to the Three Rights *** examination of the latter must be grounded in the crucial field of land *** fieldwork in different areas across China revealed that the rapid development of industrialization and urbanization has driven a drastic increase in the intensive,large-scale transfer of *** a result,the traditional small-farmer economy is disintegrating,accompanied by a widening distance between farmers and the *** practice,the Three Rights Separation system exhibits some new characteristics:the growing substantiation of the ownership rights of the village collective,the demutualization of the contracting rights of farm households and the marketization of management *** the same time,in practice we have also seen a strengthening of the position of those enjoying ownership rights and management rights and a weakening of the position of those possessing contracting *** change the rural land system and accomplish its goal of rural revitalization,China must endeavor to construct a new type of collective market economy.

Comprehensive Performance Evaluation of Family Farms from the Perspective of land transfer——Taking Rudong County as an Example

With the reform of agriculture, family farms have become hot spots in the reform of agricultural management system. Taking Rudong County of Jiangsu Province for an example, the land transfer performance of family farms was evalu- ated using the first hand data from field investigation by building an index system for comprehensive performance evaluation of family farm land transfer covering three dimensions of economy, society and ecology. The results show that land transfer in family farm mode has realized the scale management of land, enhanced the agri- cultural level of science and technology, effectively promoted the structural adjust- ment of agriculture and income increase of farmers, advanced the development of eco-agriculture, and achieved good economic and social performances. However, in the development process of family farms, inputs of agro-chemicals, fertilizers and other agro-products have brought about the eco-environmental problems, which are still worth noting.

Protection of Collective Rights of Rural Members in the Process of land transfer under Shareholding Cooperative Systems

According to the legal definitions of land transfer under shareholding cooperative systems,rural groups,collective rights of members,and this paper discloses the necessity of protecting the collective rights of *** terms of qualification definition of members,rights of fetus,married daughters and sons in law cannot be *** terms of rights protection,partial rights cannot be assured,power of personal stake inthe collective members is imperfect which results in inadequate,unbalanced,shaky and unpunctuated *** on objective and subjectivecauses,the democratic management rights of members in land transfer process have been weakened or even deprived,the protection of the basiclife is hard to *** paper proposes that it is necessary to build the social protection mechanisms of rural land shareholding cooperative *** first is to treat those members that own land,attending the shareholding cooperation but having not taken part in the land transfer proces-sion as the protection *** second is in the procession of land transfer,making it clear the compensation standards of land transfer,estab-lishing the intermediate agencies of land transfer and performing the collective economic organizing *** third is that the account capital ofsocial protection is contributed together by personal member,the land users(shareholding cooperative companies) and *** fourth isto pay more attention to the added value and safety management of capital operation.

Dislocation and Regression of the Role of Collective in land transfer

This paper expounds the origin of "collective" in the process of collective land transfer, and analyzes the dislocation phenomenon of the role of collective in the process of collective land transfer as follows: deviation of the role under the conflict of identity; offside of the role under the limitation of democratic construction; omission of the role under the segmentation of interests. In order to protect the legitimate rights of farmers, we should make the role of collective to revert on the basis of township government, farmer and collective, so that the role of collective is restored under the management of government; the role of collective reverts under the supervision of farmers; the role of collective returns under its own strengthening of democracy.

A Study of the Factors that Affect Farmers' Willingness to transfer land in the Central Regions Based on a Survey of 180 Farmers in Suizhou City

Based on the questionnaire survey of land transfer in Suixian County and Zengdu District of Hubei Province,this paper analyzes the factors that affect farmers' willingness to transfer land from regional characteristics,individual characteristics of farmers,and household characteristics of farmers. The survey results show that farmers' willingness to transfer land is affected by many factors. And the level of regional economic development,farmer's age,educational level,family population and income are the important factors influencing farmers' land *** key factor influencing the willingness to transfer out land is farmers' high reliance on land security function,and the main reasons for farmers' land transfer-in lie in low agricultural comparative benefits and immature land transfer market.

本文从土地流转视角讨论农业生产模式变迁问题。典型事实显示，样本期内农户土地流转率从4％上升到24％，农业经营主体转变加速；农业要素投入模式出现了结构性变迁，劳动投入持续下降，农机社会化服务与中间品投入等持续上升，土地经营规模化与分散化并存；农业生产效率提升明显，农户收入、亩均产出、劳均产出、农业全要素生产率等均快速上升。实证研究表明，土地流转对农业生产模式变迁具有重要影响，土地转出可以促进非农就业，提高非农收入和总收入水平，土地转入能够有效提升农业生产效率，具有较强经济显著性；从要素投入来看，土地转入能够显著降低要素投入强度，并在一定程度上体现了规模经济。总结而言，土地流转在提升整体农业生产效率的同时有效促进了农业生产模式现代化转型，但效应在不断减弱。

Ecological effects of Tongren City land transferring

The ecological effects of land transfer are mainly around the ecological effects of land itself. One is environmental and ecological effects of land, such as flood controlling, preventing soil erosion, preventing the collapse debris, water conservation and maintenance of biodiversity and conservation of wildlife. Second, it is crop residue use of land, including： treatment of organic waste, decomposing and eliminating contaminants, regulating microclimate and air purification, maintaining and revitalizing rural communities. Third, the geographical landscape effects of land, such as providing idyllic pastures and other entertainment services. In a conclusion, there is little exploration to the ecological effects of rural land. This paper attempts to analyze the environmental problems related to the land transferring in Tongren City.

LARGE-SCALE FARMING BENEFITS SOIL ACIDIFICATION ALLEVIATION THROUGH IMPROVED FIELD MANAGEMENT IN BANANA PLANTATIONS

Large-scale farming by agricultural land transfers has been increasingly promoted in recent years,but the possible impacts on crop production,especially cash crops,and soil acidification remain *** study obtained data for 110 banana plantations in Long’an County,China,and categorized them into small(6.7 ha)to determine banana cultivation,nutrient management,and soil acidification rates on farms of the three *** yield per unit area significantly increased with increased farm size,and large farms had the highest average yield(48.9 t·ha^(−1))with the least *** a significant increase in organic fertilizer and base cation inputs,nitrogen(N)surplus did not differ significantly with increasing farm *** large farms,actual soil acidification rate was significantly lower by 19.1 to 24.0 keq·ha^(−1)·yr^(−1);however,potential soil acidification rate increased with increased overuse of ***,larger banana plantations used fewer mineral N fertilizers reducing the rate of soil acidification and increasing the H+buffering provided by organic *** is concluded that larger farms deliver the dual benefits of higher,less variable banana yield and mitigation of soil acidification by substituting organic N for mineral N fertilizers,supporting sustainable soil management and food production.

差序格局、利益取向与农户土地流转契约选择

契约是双方合意的表示，能够促进合作剩余的产生，而契约形式选择能够对合作剩余的分配、双方预期与权益保障产生深刻影响。随着土地流转规模日益扩大，加强农户的土地流转契约选择研究十分必要。中国正处于转型时期，传统社会规则和现代经济规则会长期并存，农户的契约选择行为可能会受到这一时代背景的影响。因而，农户土地流转契约选择可能兼具经济性和社会性特征。为验证上述判断，本文从差序格局社会关系和利益取向的视角出发，基于贵州省湄潭县、金沙县和施秉县12个乡镇39个村543名土地流转农户的问卷调查，对农户土地流转契约选择进行了研究。研究结果表明：农户土地流转契约选择受到差序格局社会关系显著影响，当合作方与己身的血缘和地缘关系越远，农户选择书面契约的概率越高。利益取向对农户选择书面契约有显著的正向影响，当其能够从土地流转中获得货币租金越多时，农户越可能选择书面契约。这意味着农户行为逻辑确实兼具社会性和经济性，受到情义取向和利益取向的双重影响。土地流转契约也并非西方式的“制度信任替代品”，而是糅杂着现代性和传统性的中间过渡品。进一步的分析表明，差序格局社会关系和利益取向对土地转出户和转入户的作用存在差异。土地转出户受到差序格局社会关系的显著影响，但利益取向对其影响不明显。土地转入户受到利益取向的显著影响，但差序格局关系中只有地缘关系依旧显著，而血缘关系没有显著影响。最后，基于上述分析，提出若干政策启示。
