Responses of housing price under Different Directions of Population Change:Evidence from China's Rust Belt

Population growth has been widely regarded as an important driver of surging housing prices of urban China,while it is unclear as yet whether population shrinkage has an impact on housing prices that is symmetrical with that of population *** study,taking 35 sample cites in Northeast China,the typical rust belt with intensifying population shrinkage,as examples,provides an empirical assessment of the roles of population growth and shrinkage in changing housing prices by analyzing panel data,as well as a variety of other factors in related to housing price,during the period of 1999–*** indicate that although gap in housing prices was widening between population growing cities and population shrinking cities,the past two decades witnessed an obvious rise in housing prices of those sample cities to varying *** in population size did not have a statistically significant impact on housing prices volatility of sample cities,because population reduction did not lead to a decline in housing demand correspondingly and an increasing housing demand aroused by population growth was usually followed by a quicker and larger housing *** rising housing prices in sample cities was mainly driven by factors like changes in land cost,investment in real estate,GDP per capita and household ***,this does not mean that the impact of population shrinkage on housing prices could be *** population shrinkage intensifies,avoiding the rapid decline of house prices should be the focus of real estate regulation in some population shrinking cities of Northeast *** findings contribute a new form of asymmetric responses of housing price to population growth and shrinkage,and offer policy implications for real estate regulation of population shrinking cities in China’s rust belt.

A Study on the Relationship Between Land Finance and housing price in Urbanization Process: An Empirical Analysis of 182 Cities in China Based on Threshold Panel Models

Scholars have a variety of theoretical explanations for housing price growth. However, few scholars have studied the internal influence mechanism among urbanization, land finance, and housing price. Based on the data of 182 prefecture-level cities from 2009 to 2016, this paper studies the influence of land finance on housing price under different urbanization rate levels. The study finds that with the increase of urbanization rate, the effect of land finance on housing price presents a "U" ***, an increase in land finance by 1% results in a corresponding increase in average housing price by 0.18%, with relatively low urbanization rate, 0.06% with medium level of urbanization rate,and 0.38% with high level of urbanization rate.

Impacts of Property Tax Levy on housing price and Rent:Theoretical Models and Simulation with Insights on the Timing of China Adopting the Property Tax

What will be the impact of property tax levy(RPT)on China’s housing price?The conclusions from existing research are conflicting,failing to pinpoint how RPT will affect housing price and *** crucially,theoretical economic models are missing in clearly describing the operating mechanisms of the tax’s *** with a theoretical model of RPT,housing price and rent,the paper derives the path and mechanism of RPT affecting housing price and rent,and provides insights on the choice of timing for China to adopt and levy *** simulation results show that under China’s circumstances,if the effective RPT rate is 0.5%and the RPT revenue is not used to increase public services,the tax may cause a housing price decline between 8.3%and 12.5%.If the RPT revenue is used for basic public services,the housing price decline will be as small as 1.7%to 2.5%,but rent may rise by 6.7%to 20%.The reason for the sharp drop in housing price is the bubble;the premise of a rent hike is that the public services that renters can benefi t from are substantially *** on the impact of RPT on housing price fluctuation,the period after the market has gradually squeezed out the housing price bubble may be among the best windows for adopting RPT.

The Interactions among housing price, Inflation and Monetary Policy in China： Facts and Implications

As a transition economy, China has unique characteristics regarding housing price, inflation and monetary policies. In addition to supply and demand powers, China＇s housing price is affected by demographic structure, fiscal system and land supply system. Using China＇s statistics from 2005 to 2011, this paper found empirically that （1） liquidity has a significant impact on China＇s housing prices and inflation; （2） China＇s negative real interest rate has pushed up housing price; （3） price-related instrument of monetary policy can curb housing price and is more effective than control of money supply.

Taking the urban population size and urban housing price as the proxy variable of city size,this paper conducts an empirical analysis with the data of CHIPS 2002 and *** is found that the rising of city size and housing prices has important promotion effects on income inequality of city *** main reason is that the wage of migrant workers is separated from the housing price of the cities in which they reside;while their wage level can balance the wage level of the ordinary workers of city residents,making it separate from the urban housing *** the wage of high quality worker of city residents is closely connected with the housing *** combined action of the multy sizes in China’ s urban labor market leads to such a result that the greater the size of cities,the higher the urban housing prices,and the larger the income gap between urban *** means that in the construction of the new urbanization,to limit the over-expansion of such mega-cities as Beijing,Shanghai and so on and to develop the middle and small cities is an effective way to narrow the income gap between urban residents in China.

Relationship between housing price and Land price Based on Grey Relational Analysis

In recent Years, China＇s real estate market has been rapid developed, and real estate has become a hot spot of consumption and investment. In some large and medium-sized cities there has been a rapid rise in housing prices. The rapid rise in housing prices has led to difficulties in the purchase of houses in some cities and towns, and this phenomenon has aroused the attention and con- cern of all walks of life. housing is the basic human life needs. housing problem is not only an economic problem, but also a social problem. The relationship between house price and land price and the effective control of housing prices have become the focus of government and scholars. Thus, grey relational analysis is used to ana- lyze the relationship between housing prices and land prices, and the grey relational coefficients are calculated.

Hedonic price analysis of urban housing:An empirical research on Hangzhou,China

The hedonic price model is widely applied to study the urban housing market because of the heterogeneity of housing products. Literature indicated that the hedonic price theory mainly includes two parts: Lancaster’s partiality theory and Rosen’s characteristic market equilibrium analysis. This paper chose 18 characteristics as independent variables and set up a linear hedonic price model for Hangzhou City. The model was tested with 2473 housing samples and field survey data of 290 housing commu-nities. This research found that 14 out of 18 characteristics had significant influence on housing price. They were classified into 5 groups according to their impact degree.
