Financing of Low-Rent Housing REITs in China

Taking the special features of the Chinese real estate market and financial market into account, this paper explores the application of real estate investment trusts(REITs) in low-rent housing and introduces an agent-based simulation model for low-rent housing REITs in the issuing and trading markets. Overcoming the difficulty of lacking relevant REITs models and data in China, We find that how the rental income and government subsidy, market fixed interest rate, dividend proportion of low-rent housing REITs and market surplus fund influence the financing of low-rent housing REITs.

Optimization of urban bus operation frequency under common route condition with rail transit

The overlap of bus and rail transit routes is common in China. This overlap provides passengers multiple choices for one trip. However, the availability of multiple options would cause uncertainty in the travel distribution of passengers. Given that buses and rail transits are becoming increasingly common, this paper aims to present the overlapped operation condition of bus and rail transit using a bi-level model from the perspective of bus operators. Frequency optimization model is established in the upper-level model. A heuristic algorithm called shuffled complex evolution(SCE-UA) method is used to solve the established frequency optimization model, and three other heuristic methods are compared with SCE-UA. A lower-level Logit model based on agent simulation is set for traffic mode split. Data on the transit system in Dalian city are chosen as an example to test the feasibility of the model and the algorithm. Results show that as the overlapped optimization of bus route and rail transit routes changed primary bus frequency, the use of SCE-UA to solve such problems has evident advantages and feasibility; furthermore, changed bus frequency would improve bus operations.

Improving landscape Characteristics in Port Said’s El Sallam Garden via Observational and Space Syntax Analysis

This paper provides a comprehensive examination of El Sallam Garden in Port Said City,concentrating on its landscape characteristics and potential for design *** study looks at how space syntax can be used to assess the impact of a tree planting design’s spatial configuration on an urban park’s visual *** play an important role in determining the spatial characteristics of an outdoor *** to space syntax theory,an urban area is a collection of connected spaces that can be represented by a matrix of quantitative properties known as syntactic *** simulations can be used to measure the quantitative properties of these *** study uses space syntax techniques to assess how tree configurations and garden area which can affect the social structures of small-scale gardens in Port *** also looks at how these techniques can be used to predict the social structures of four garden zones in El Sallam *** study includes an observational and space syntax study through comparative analysis of four garden zones in El Sallam *** results of the study show that the area and planting configurations of the garden had a significant effect on the syntactic social and visual measures of the urban *** conclusions and recommendations can be a useful tool for landscape architects,urban planners,and legislators who want to enhance public areas and encourage social interaction in urban settings.
